Auction bid price plus buyers premium = Total Purchase Price. Buyer shall pay $5,000 for the Earnest Money & Sign a Contract following the Closing of the Auction. Closing: Balance on/ before Oct. 25th 2024; Earnest Money is Non- Refundable; It is your due diligence to inspect property before engaging in the bidding process. Your bidding is not conditional upon any Financing and or buyer/Lender Inspections. Have your Financing in place before bidding. 2023 Real Estate Taxes due in 2024 will be paid. Seller shall give a credit for the proration of the 2024 Real Estate Taxes due in 2025; Buyer & Seller shall have Normal Closing Cost; !! This auction is a soft close auction which means that it starts to close at the time stated, however it is a staggered close meaning the entire auction does not close out at the time stated. If it is set to close at 5pm, The first lot may close if someone has placed a bid last minute, then this item will stay open for 3 more minutes while maybe other items are closing. This goes for all lots, as long as someone has bid it puts 3 more minutes on the clock for the lot until there is no more bidding.
Settlement of all invoices must take place at the close of the online auction. If picking items up on the pick-up date the buyer can pay at time of pickup. If items being shipped or other pick up day settlement must be made by credit card or Wire Transfer for invoices over $200 at close of auction. If buyer is unknown to auction company or has low or negative score on hibid, Auction company can deny bidding approval. Please contact auctioneer before bidding if paying by check and unknown to auction company.
For internet-only auctions, reserve the right to cancel and/or reopen the auction in the case of system failures
