BIDDING ENDS:

INSPECTION: Sunday - Sept. 15th, 2024 (1pm-3pm EST)
BUYER's PREMIUM:
There will be a 10% Buyer's Premium added to the winning bid to determine the final sale price. (Example - Bid Price $100,000 plus $10,000 (10% buyer's premium) equals purchase price of $110,000.)
SALES TAX:
KY Sales Tax (6%) will be added to the sale price, where applicable. Farm exemptions, dealers or other exempt parties must provide proper documentation prior to bidding.
PAYOUT/PICKUP ITEMS:
Date: Friday - Sept. 20th, 2024 - 9am to 4pm EST - Bring your own equipment to remove items

SHIPPING: No Shipping arrangements will be offered for this auction.
PAYMENT: ALL SALES ARE FINAL. You will pay at pickup onsite. Accepted methods of payment are cash, cashier's check, wire transfer or approved local personal/business check (Must have I.D), personal and business checks will be verified for sufficient funds before items are removed from the auction site. Purchases over $1,000 must have cashier's check or wire transfer (purchaser responsible for wire fee) unless you have gained prior approval by auction comp ay prior to bidding. All purchases that have not been paid by Friday - Sept. 20th, 2024, at 4pm EST will automatically be charged to the credit card used at registration, with a 4% processing fee (minimum processing fee of $4). These items will be considered abandoned unless prior arrangements have been made and confirmed with auctioneers.
AUCTION BIDDER DEFAULT:
Failure to complete a purchase is illegal and will result in one or more of the following (1) prosecution (2) loss of bidding privileges for Thompson Real Estate & Auctions LLC. The auctioneer reserves the right to sell to the second-highest bidder in the event the successful high bidder does not comply with the terms of the sale.
CONDITIONS OF ONLINE AUCTION:
This Auction is not contingent on or subject to financing, appraisal, survey, or inspections of any kind, as agreed to by bidders at registration prior to bidding. Buyer acknowledges they are buying property "as-is", "where-is", without inspections or contingencies. Buyer(s) will rely on his/her own judgment and inspection.

BIDDER VERIFICATION:
The identity of all bidders will be verified (SECURE CREDIT CARD/DEBIT REGISTRATION IS REQUIRED FOR AUTHENTIFICATION TO VERIFY YOU ARE A LEGITIMATE BIDDER - a $1 pending charge will be sent you your card to verify an active card), bidding rights are provisional, and if complete verification is not possible, the auctioneer will reject the registration, and bidding activity will be terminated. The seller and the auctioneer reserve the right to preclude any person from bidding if there is any question as to the person's credentials, fitness, etc. Bidders agree to keep their username and password confidential as they are responsible for ANY and ALL activity involving their account. When using the web-site you must obey any and all local state and federal laws. Violations will result in termination of web site use privileges. All bidders must be over 18 years of age.
ONLINE AUCTION ENDING TIMES (STAGGERED & SOFT CLOSE):
All online only auctions are timed events that have an auto-extend feature known as a soft close. Any bid placed within 2 minutes of the auction ending will automatically extend the auction for 2 minutes from the time the bid is placed. Example: If an auction scheduled to end at 2:00 p.m. receives a bid at 1:59 p.m., the close time of the auction automatically extends to 2:01 p.m. The auto-extend feature remains active until no further bids are received within the 2 minute time frame. In addition, lots will be staggered, meaning each lot will close on its own interval. This staggered lot closing along with a soft close/auto-extend feature allows bidders a chance to place bids without someone coming in and trying to beat the fall of the hammer at the last second.
REFRESH YOUR SCREEN CONSTANTLY DURING THE CLOSING MINUTES OF THE BIDDING
SERVER & SOFTWARE TECHNICAL ISSUES:
In the event there are technical difficulties related to the server, software or any other online auction-related technologies, the auctioneer, reserves the right to extend bidding, continue the bidding, or close the bidding. NEITHER THE COMPANY PROVIDING THE SOFTWARE, SELLER or THE AUCTIONEER SHALL BE HELD RESPONSIBLE FOR A MISSED BID OR THE FAILURE OF THE SOFTWARE TO FUNCTION PROPERLY FOR ANY REASON. Email notifications will be sent to registered bidders with updated information as deemed necessary by the auctioneers.
