General Description: Selling will be 142.07 surveyed acres of Sheridan Township, Cherokee County farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Marcus and Primghar series. The farm has an estimated average CSR 1 of 72.7 and a CSR 2 of 94. According to the FSA Office the farm has approximately 135.32 cropland/tillable acres with the remainder as grass waterway, road and ditch.
Brief Legal Description: Parcel RN-B in the W 1/2 of Section 6-92-41, Sheridan Township, Cherokee Co, IA. Property contains 142.07 surveyed acres.
Windmill Easement: There is a windmill easement contract with EDF Renewable Development, Inc. This contract began on September 13, 2016 with a term of 37 years. Any payments for the 2024 crop year will remain with the sellers and any easement payment for the 2025 crop year will become the buyers with it being their responsibility to transfer easement after closing.
Manure Easement: There is a manure easement on the farm. It began in 2000 with a run of 10 years with auto continuation for successive 18 month terms until a party choosing to terminate the lease provides termination no less than 18 months in advance. Owners pay for 1/2 the application costs.
Corn Base/Corn Yield: The corn PLC yield is 174 bushels and the soybean PLC yield is 58 bushels. The corn base is 70.30 acres and soybean base is 63.50 acres.
Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2025, as well as all prior taxes. The estimated net annual real estate taxes are $6,096. This does include the acreage site in the NW 1/4 which will not be sold.
Method of Sale: Bid price per acre times 142.07 surveyed acres sold simulcast via live and online bidding.
Terms: 10% down upon conclusion of the auction. A late charge will apply for buyers delaying the closing. The abstracts will be continued to date. The buyers will have 10 days from receipt of abstract to have the abstract examined. The sellers guarantee a clear and marketable title on the property. The owners reserve the right to reject any and all bids. Online bidders must agree to these terms and conditions as well as online conditions prior to registering and must be verified 24 hours prior to start of auction.
