TOTAL ACRES: 156.75 (+/-) total acres: (107.36 (+/-) USDA cropland acres) with remainder of acreage in grass acres that contains a spring fed pond. ACREAGE BREAKDOWN: Current owner has 36 (+/-) acres currently to milo, plans to put 21 (+/-) acres back to wheat, with 36 (+/-) open cropland acres. Remainder of acreage is to grass/waterways. BUYER POSSESSION: Buyer will receive possession upon closing of any open cropland acres & grass acres. New buyer will receive possession of acreage planted to milo after the fall harvest or December 1, 2024 whichever may come first. Seller intends to plant wheat to 21 (+/-) acres but would be willing to entertain a buyout on those acres if new buyer & seller can come to terms. WIND ENERGY: This property is currently under a wind lease production agreement. It contains two producing wind towers w/quarterly payments that will transfer to new buyer. GAS: This property is currently under a short-term gas exploration lease that will transfer to new buyer. TAXES: Seller shall pay the taxes for the year 2024 & all prior years. Buyer shall pay the taxes for the year 2025 & all succeeding years. Current taxes are $1,555.90. TERMS: 10% of the purchase price as down payment day of auction, the balance will be due upon closing.
