Auction signs posted! General Description: Selling will be 51.24 surveyed acres of Waterman Township, O'Brien County farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Sac, Primghar and Marcus series. The farm has an estimated average CSR 1 of 69.9 and a CSR 2 of 95.1. According to the FSA Office the farm has approximately 46.16 cropland/tillable acres with the remainder as 1.72 acres of CRP, trees, road and ditch. Brief Legal Description: Parcel E except Parcel G in the N 1/2 of NW 1/4 in Section 10-94-39, Waterman Township, O'Brien Co, IA. Property contains 51.24 surveyed acres. CRP: There is currently 1.72 acres enrolled in the CRP Program receiving an annual payment of $307.44 per acre. The contract is set to expire 9-30-26. The 2024 crop year payment will remain with the sellers. Corn Base/Corn Yield: The corn PLC yield is 168 bushels and the soybean PLC yield is 50 bushels. The corn base is 30.58 acres and soybean base is 13.25 acres.
