PROPERTY LOCATION: From Ensign, Kansas go 4 miles west on U.S. Hwy 56 to County Road 20. Then go 2 miles north on County Road 20 to the SE corner of Tract #4. (Watch for auction signs.)

METHOD OF AUCTION: The (4) farms will be offered individually at an online only auction. As long as any of the individual farms are still receiving bids at the end of the auction, ALL tracts will remain open for bidding until bidding is completed, and no bids are received for a period of 3 minutes (soft close). Bidders desiring to own multiple farms can be the winning high bid on each farm they are interested in.
TRACT #1: consists of 160+/- acres of cropland with frontage on County Road 20
TRACT #2: consists of 160 +/- acres of cropland with frontage on County Road 20
TRACT #3: consists of 110 +/- acres of cropland & 50 +/- acres grass, frontage on County Road 20
TRACT #4: consists of 160 +/- acres of cropland with frontage on County Road 20
PROPERTY PREVIEWS (INSPECTIONS): The property is open agricultural land and can be previewed any time prior to the auction date. GENERAL DESCRIPTION: These farms are located just 2 miles north of U.S. Hwy 56 and are connected north and south for 2 miles along the west side of county road 20. They offer the buyer an excellent western Kansas production cropland investment opportunity, consisting primarily of Richfield and Harney soils and fairly level topography. Tract #3 has 50+/- acres of grass pasture and the balance of the properties are in production cropland.

SURVEY: The farms are legally described and no survey is required to pass title to the Buyer. In the event the Buyer desires a survey it shall be at the Buyer’s sole expense.
POSSESSION: Possession of the farmland will be given upon payment in full of the purchase price at closing, Subject to the existing agricultural lease, as follows:
TRACTS (1 & 2): approx. 103+/- acres in the middle of (TRACTS 1 & 2) is currently planted to wheat. Possession of the planted area will be given upon completion of 2025 wheat harvest, with the Seller’s 1/3rd share of the wheat crop going to the Buyer. Possession of the unplanted portions of Tracts (1 & 2) will be delivered to the Buyer upon successful closing.

MINERALS: All Mineral Rights owned by the Seller (if any) are being transferred with the surface to the Buyer.
