General Description: Selling will be 40.61 surveyed acres of Floyd Township, Sioux County farmland. The farm is level to gently sloped. The primary soil types on the tillable acres consist of the Galva, Radford-Judson and Primghar series. The farm has an estimated average CSR 1 of 63.5 and a CSR 2 of 91.7. According to the FSA Office the farm is nearly all tillable with 1.00 acre of CRP. Brief Legal Description: Parcel B in Lot 1 and Parcel E in Lot 2 all in the Frl NW 1/4 Section 31-95-43, Floyd Township, Sioux Co, IA. Property contains 40.61 surveyed acres. CRP: There is currently 1.00 acres enrolled in the CRP Program receiving an annual payment of $400.36 per acre. The contract is set to expire 9-30-2025. The 2024 crop year payment will remain with the sellers. Corn Base/Corn Yield: The corn PLC yield is 174 bushels and the soybean PLC yield is 51 bushels. The corn base is 23 acres and soybean base is 17.80 acres. Real Estate Taxes: Sellers will pay all real estate taxes which would become delinquent if not paid by October 1, 2025, as well as all prior taxes.
