AUCTION LOCATION: Huck Boyd Community Center, 860 Park Street, Phillipsburg, KS
LEGAL DESCRIPTION: The Southeast Quarter (SE/4) of Section Fourteen (14), Township Three (3) South, Range Eighteen (18) West of the Sixth P.M., Phillips County, Kansas being 155.76 acres more or less.
GENERAL DESCRIPTION: This tract of land has approximately 154.4 acres of cultivation with the balance being a grassed waterway. On the cropland, approximately 77 acres are corn stalks and 77 acres are currently drilled to wheat. In regards to the acres drilled to wheat, the buyer will be reimbursed $2,310 in cash rent. The cropland is primarily class II and IV, Harney, Holdrege and Uly Silt Loam and has proven to be extremely productive over the years.
FSA INFORMATION: It carries a 69.23 acre wheat base W/38 bu PLC yield, 34.43 acre corn base W/92 bu PLC yield, 17.44 acre grain sorghum base W/ 76 bu. yield and a 17.10 acre soybean base W/ 37 bu. yield.
LAND LOCATION: From Phillipsburg, KS - 2 miles North on E. 100 RD. to E. Plains RD, to the Southeast corner of the property.
MINERALS: Seller shall convey 100% of the seller’s minerals to the purchaser. All minerals are believed to be intact.
POSSESSION: March 1, 2025 on the acres that are currently corn stalks and after the 2025 wheat harvest or August 1, 2025 whichever comes first on the acres drilled to wheat.
TAXES: Seller shall pay all the 2024 taxes and prior years’ taxes, if any. The 2025 and subsequent years taxes shall be the responsibility of the buyer. 2023 taxes were $2,165.56.
TERMS, TITLE INSURANCE AND CLOSING: Ten Percent (10%) down the day of the sale, Forty Five Percent (45%) of the purchase price due on or before December 5, 2024 with the remaining Forty Five Percent (45%) of the purchase price due on January 3, 2025. Owner’s policy and closing expenses will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
