LEGAL DESCRIPTION: The West Half of the Southeast Quarter (W/2SE/4) of Section Twenty Nine (29), Township Five (5) South, Range Fourteen (14), West of the 6th P.M., Smith County, Kansas being 76.52 acres more or less.
GENERAL DESCRIPTION: This tract of land has approximately 71.61 acres of cultivation with the balance being a grassed waterway and wasteland. On the cropland, all acres are currently idle with the previous crop being soybeans and milo. The cropland is primarily class II, III and IV, Harney, Harney-Mento and Wakeen Silt Loam and has proven to be extremely productive over the years.

LAND LOCATION: From Cedar, KS – From HWY K9 turn South on G Lane which will turn into G RD, travel South approximately 5.5 miles to 300 RD, travel East 1.5 miles to the Southwest corner of the property. From Alton, KS – From HWY 24 turn North on 250th Ave, travel approximately 7.5 miles to 300 RD, travel East 1.5 miles to the Southwest corner of the property.
MINERALS: Seller shall convey 100% of the seller’s minerals to the purchaser.
POSSESSION: March 1, 2025 on all acres.
TAXES: Seller shall pay all the 2024 taxes and prior years’ taxes, if any. The 2025 and subsequent years taxes shall be the responsibility of the buyer. 2023 taxes were $1,001.90.
TERMS, TITLE INSURANCE AND CLOSING: Ten Percent (10%) down the day of the sale, with the remaining balance due upon closing. Closing shall be completed on or before February 14, 2025. Owner’s policy and closing expenses will be shared 50/50 between the buyer and seller. Mortgage policy, if required, will be the expense of the buyer. This auction sale is not contingent upon the purchaser’s ability to finance the purchase. Buyers must make finance arrangements, if needed, prior to the auction.
