LEGAL: The West Half (W/2) of Section Six (S06), Township Ten South (T10S), Range Nine West (R09W) Lincoln County Kansas. (Farm homesite & land will sell together)
TOTAL ACRES: 317.55 (+/-) USDA Acres
ACREAGE BREAKDOWN: There is 180.14 (+/-) USDA cropland acres in production with the remainder of the ground in pasture/grass acres & farm homesite.
CASH RENT: Current tenants lease agreement expired in December of 2024. Tenant did however have the right to put wheat back in the ground in the fall of 2024 prior to lease expiration. All cropland acres are currently planted to wheat. New buyer will receive sellers cash rent in the amount of $70/acre for said 2025 planted wheat crop.
BUYER POSSESSION: Buyer will receive possession of any acres planted to wheat after the 2025 wheat harvest or Aug. 1, 2025 whichever may come first. Buyer will receive possession of the farm homesite & all grass/pasture acres upon closing.

TAXES: Seller shall pay the taxes for the year 2024 & all prior years. Buyer shall pay the taxes for the year 2025 & all succeeding years. Current taxes are $3,361.46
TERMS: 10% of the purchase price as down payment day of auction, the balance will be due upon closing. Down payment will be escrowed with NCK TITLE, fees will be split 50/50 between seller & buyer. Title Insurance will be used, the cost will be split 50/50 between seller & buyer. Hansen Auction & Realty is acting as seller's agent on behalf of the sellers.
