Sale and Removal of a House (Sale or Salvage) Located at 3210 Kirkman Street,
Lake Charles, Louisiana
The structure included in this online auction is as follows: two (2) bedroom/one (1) bath single-family house with approximately 1,555 square feet of gross building area (GBA) and 400 square feet of garage area. No minimum bid for the house will be set for the sale of this house. There is also a small concrete building on the property that must be demolished as well. The online bidding process will begin on December 2nd and the bidding will end on December 17th. The online auction will be available on Pedersen & Pedersen's website at www.TheBestAuctions.net. The bidding will be with a soft close which means if a bid is received in the last few minutes the bidding will be extended for another couple of minutes.

The successful bidder will be responsible for all costs related to the moving or salvaging of the house and said house must be moved and/or salvaged within two (2) months of the auction ending. The successful bidder will be responsible for obtaining any necessary permits to move and/or salvage the house from the Parish property.
The house will be sold as is with no expressed or implied warranty. Disconnection of all electrical, plumbing, insulation and structural integrity of the house will be the sole responsibility of the successful bidder, including the cleanup of all debris and trash associated with the house. It will be the responsibility of the successful bidder to select a route in which to remove the house from the premises and in the event roadside electrical lines need to be moved or access is needed through adjacent properties, the contractor shall be responsible for making those arrangements. Any damage and liability incurred during access on adjacent properties or during the removal of the structure will be the responsibility of the successful bidder to repair.
The successful bidder may have to split the house into sections in order to safely remove it from Parish property.
Successful bidder agrees to protect, indemnify, exonerate, and hold harmless, the Calcasieu Parish Police Jury and its Departments as well as Pedersen & Pedersen Auctions, Inc. from any and all claims for any natural or legal person, firm, corporation, partnership, entity, or anyone acting whatsoever made against them resulting from, arising from, connected from, growing out of and/or incidental damages from the sale of the above-mentioned house or its moving and/or salvaging.
Successful bidder will need to provide of insurance from the house mover or demolition company before any moving or demolition activities commence. This insurance documentation must then be approved by the Calcasieu Parish Police Jury. The insurance requirements are listed on our website.
Successful bidder will be required to make full payment to Pedersen & Pedersen Auctions, Inc. via cash or bank wire transfer within 5 days of close of the auction.

1. Payment is due at the end of the auction. All payments must be received by cash or wire transfer.
2. State and local sales tax will be assessed and collected on all purchases unless legal exemption documentation is provided at the time of sale.
3. Invoices will be sent out via Pedersen & Pedersen Auctions, Inc. Contact is needed from the Buyer; only if special instructions for shipping or billing are required.
