(A)Ten Percent (10%) Non-refundable earnest money will be paid by Buyer to Auctioneer's Trust Account at the signing of the purchase agreement, at the conclusion of the auction. (B)Seller will provide an updated abstract as evidence of title. (C) Property is subject to all easements and restrictions of record. (D) Property is being sold as-is, without warranties. (E) Seller is reserving all mineral rights. (F) This is NOT AN ABSOLUTE AUCTION, and Seller reserves the right to reject any and all bids. The results of the auction shall not be binding on either Seller or Buyer until a written purchase agreement is signed by both parties. (G) Auctioneers are licensed real estate brokers in North Dakota, and will cooperate with all real estate brokers. Buyers shall compensate their own agents.
