Terms:
1. Successful bidder will sign a standard Offer to Purchase form directly following the auction. Offer will be an offer with no contingencies of any kind.
2. Earnest money shall be $20,000 per parcel and will be collected immediately following the auction. If the high bid is accepted, the earnest money will be applied toward the purchase price. If the bid is not accepted, the earnest money will be returned to the buyer.
3. The offer is subject to approval of the owner, who will have until February 14, 2025. The seller may accept, reject, or counter today's high bid.
4. This offer may not be rescinded prior to Midnight of February 14, 2025.
5. In the event of a counter-offer, today's high bidder will be given the first opportunity to accept any counter offer.
6. A Real Estate Condition Report has been provided however, the buyer is purchasing the property in it's AS IS condition. No warranties are made as to any aspects regarding the property. Buyers shall rely entirely on their own inspections of the property and the records.
7. If the offer is accepted, closing will take place on or before March 28, 2025. Occupancy will be given at closing.
8. Real estate taxes will be prorated at the time of closing based on the 2024 taxes.
9. Tillable acreages were derived from FSA maps but are not guaranteed.
10. Parcels have been surveyed. Parcel #1 will be sold by the surveyed acre (bid price x acres). Parcels 2 & 3 will be sold by the dollar.
11. A preliminary title policy has been provided by Wisconsin River Title and is available for review. Buyers are accepting the policy as it reads.
12. There will be a PRD Easement placed on Parcel #1 (PIN 010-0600-00000), this area will be non-buildable.
13. There is a 66' Easement across Parcel #1 used for accessing Parcel #2, the buyer accepts the property that way.
14. Parcel #2 is a buildable parcel. Part of parcel #2 is in Shoreland Zoning, the buyer accepts the property that way.
15. Any personal property left is left solely at the convenience of the seller and is considered to have no monetary value.
