Closing of this transaction shall be no later than 30-days after the auction sale and the closing fee charged by the title company will be split 50/50 between both buyer and seller. The buyer is responsible for the taxes due and payable for the Spring of 2025 and thereafter. Seller agrees to furnish good and merchantable title to said real estate or an owner's policy of title insurance for the sale price of the real estate and agrees to deliver a good Warranty Deed.
