Description
Thummel Real Estate and Auction will be selling two tracts of land in Jewell Co., Kansas. This will be a LIVE and ONLINE auction.
BIDS: If there is a tie bid between a live and online bid, a live bid will take precedence over an online bid. TERMS: Terms on both tracts will be 10% of the purchase price as a down payment the day of the auction. An online buyer will be required to make a wire transfer for the down payment which will include a $15 wire transfer fee. Payment is in US dollars. The balance will be due upon closing on or before December 31, 2024. Down payments will be escrowed with NCK Title LLC. Title insurance will be used. The cost will be split 50/50 between seller and purchaser. Escrow fees will be split 50/50 between seller and purchaser. Thummel Real Estate & Auction LLC is acting as seller agent. ALL STATEMENTS MADE DAY OF AUCTION TAKE PRECEDENCE OVER PRINTED MATERIAL. TAXES: Seller will pay 2024 taxes. Taxes in 2024 on Tract I were $1,380.00. Taxes in 2024 on Tract II were $2,515.28. POSSESSION: Possession on both tracts will be upon closing on or before December 31, 2024.
