Welcome and thank you for registering. We are Whitehorn Auction and Reaty and Masengill Auction Company. We are working as AGENTS FOR THE SELLER We are selling the Graves Estate located at 985 Kidwell Ridge Rd. Morristown TN. 37814. We are selling a large Brick home and 14.6 ac+/- divided into 3 tracts. Each tract will be offered separately with groupings and as a whole. A grouping consists of 2 or more contigous tracts with a 10% raise in bid price. We are selling subject to seller confirmation. We are also selling subject to any utility easements on the property.
Any property built prior to 1978 has the potential of lead based paint or lead based paint hazards in the property. Purchasers have a 10 day assement period to determine their risk of this hazard. That time period starts with this auction being put online and the winner bidder of the house tract will be required to sign a waiver with the contract.
Terms: 11% Buyer's premium will be added to the final bid price to determine contract price.
Water: Utility water is available to all tracts. Water tap and septic are on lot one. Tracts 2 and 3 have not been evaluated for septic approval. That can be obtained through TDEC office in Morristown at purchaser's expense.
Taxes- 2024 taxes will be paid by the seller. Taxes for 2024 are $1465
This is a simulcast auction with in person bidding as well as online. If there is a tie bid between online and in person, the auctioneer will grant the bid to the in person bidder.
Online bidders will receive a confirmation email if they are the winning bidder. Auction Company is not responsibile for technical difficulites that may or may not take place during the auction.
