This property is being offered for sale at online auction, subject to seller confirmation. Upon conclusion of the online bidding on December 19, 2024, the seller will have the option to accept the highest bid or to reject the bids as being insufficient. The seller is earnest in offering this property for sale at online auction and will make every effort to accept the highest bid. 2. Once the bank letter of proof of funds is received, your maximum bidding allowance will be the maximum on you proof of funds letter. After this has been done, you will be able to bid on the property up to that amount. The auction will have a soft close with a 5 minute time period after the last bid to allow for others to bid. 3. This property is being offered for sale in its as-is condition, with all faults, without any warranties expressed or implied. This will be a contract for a cash sale and will not be subject to financing or any other contingency. Seller will provide and owner’s policy of title insurance, taxes will be prorated as of the date of closing. The cost to close the transaction will be split evenly between buyer and seller. 6. No buyer’s premium is being charged on this auction! 7. All bids are made, and all payments are to be made in the form of United States Dollars only. 8.
