GENERAL TERMS AND CONDITIONS OF SALE Acceptance of Terms: By participating in any auction, bidders agree to be bound by these Terms and Conditions, as well as any specific terms stated in auction listings. Bidding signifies explicit acknowledgment and acceptance of all terms. Buyer's Premium and Processing Fees: The winning bidder ("Buyer") is responsible for a NON-REFUNDABLE BUYER’S PREMIUM of Ten Percent (10%) of the winning bid, plus a mandatory non-refundable processing fee of Two Percent (2%). Fees are payable in U.S. Dollars via wire transfer from a U.S. Bank or Credit Union within two (2) business days of auction close. BROKER PARTICIPATION INVITED: Licensed real estate brokers ("Cooperating Brokers") are hereby formally invited to partake in the auction proceedings. Land Gavel LLC shall remunerate a commission fee calculated as two percent (2%) of the final hammer price to a Cooperating Broker, contingent upon the following conditions: (i) the Cooperating Broker's client ("Buyer") is the successful bidder and consummates the transaction, and (ii) the Cooperating Broker is not statutorily precluded from receiving such commission.
